Residents of Hyde Park in South Tampa can now claim they live in one of the best five neighborhoods in the country.

Niche, the platform popular for ranking colleges and schools nationwide, has just released its 2023 Best Places to Live in America. This is the ninth year Niche has ranked cities, towns, and neighborhoods.

The South Tampa neighborhood, now known as Hyde Park-Spanishtown Creek by the community’s nonprofit civic association, has been named No. 4 on Niche’s Best Neighborhoods to Live in America list.

Previously called Hyde Park North, the civic association reorganized in 2015 and added Spanishtown Creek as a nod to the community’s roots as the oldest neighborhood in Tampa.

The community began as a fishing village founded by Spanish settlers in the 1800s. A creek flowed from near the corner of present-day Delaware Avenue and Platt Streets southeast into Hillsborough Bay, giving the community its original name of Spanishtown Creek.

It’s roughly located between West Bay Street and Bayshore Boulevard, across from Davis Islands and west of the Hillsborough River.

Hyde Park-Spanishtown Creek has made Niche’s Best Neighborhoods to Live in America list all nine years since it was created.

Additionally, Tampa claimed three of the top five Best Places to Live in Florida. Hyde Park – Spanishtown Creek was named the No. 1 neighborhood on the list of Florida’s best neighborhoods, with Harbour Island in South Tampa ranking No. 3 in Florida and No. 11 in the United States.

Beach Park, also in South Tampa, ranked No. 5 in Florida, up from No. 16 last year, and ranked No. 57 in the country.

South Tampa’s Palma Ceia West came in at No. 64 in the country, while Palma Ceia Pines came in at No. 107.

And Downtown Tampa placed 75th on the Best Places to Live in America list.

To create this year’s list of America’s Best Places to Live, Niche looked at 228 cities and 17,932 towns and neighborhoods, using data from the U.S. Census, FBI, Bureau of Labor Statistics, and Centers for Disease Control and Prevention, along with millions of resident reviews.

Niche considered factors such as affordability, the local housing market, neighborhood diversity, area public schools, and walkability when ranking cities and neighborhoods.

“For almost ten years now, our Best Places to Live rankings have helped people find a new neighborhood to call home based on what matters most to them, whether that’s affordable housing, easy access to amenities, or excellent local schools,” said Luke Skurman, CEO and founder of Niche. “We are proud to be a trusted resource for families, homebuyers, professionals, and retirees alike in their research. In addition, families wondering about an area’s school district can also use our comprehensive school profiles and rankings to get a feel for their child’s potential school.”

In addition to the national rankings, users can view the Best Places, Suburbs, or Neighborhoods to Live by state, metro area, or county. Specialized lists include Best for Families, Young Professionals, Homebuyers, and Retirees.
